Helical piers (screw piers)
Helical piers look like giant screws. Crews turn them into the ground with hydraulic equipment until the helix plates bite into firm strata and the pier resists a target torque. They do not depend on the building's weight to install, so they work under lighter loads, on additions and porches that are pulling away from the main house, and in new construction before there is any structure sitting on top.
Both pier systems aim to stop future movement. Whether the crew can lift the house fully back to level or only stabilize it where it sits depends on the soil, the age of the settlement, and how brittle the structure has become.
Concrete leveling for slabs and flatwork
When the problem is a concrete slab that has sunk rather than a footing that needs deeper support, lifting the slab itself is often the fitting repair.
Mudjacking pumps a cement-based slurry through small holes drilled in the slab, filling the voids underneath and floating the concrete back up. It has been used for a long time and works well on driveways, walkways, patios, and garage floors.
Polyurethane foam injection does the same job with an expanding foam instead of slurry. The foam is lighter, cures quickly, and travels into smaller gaps, which appeals to homeowners who want the flatwork back in service soon. Concrete leveling raises a slab that has dropped. It does not add deep support the way piers do, so it fits surface settlement rather than a structure sinking into weak soil far below.
Wall anchors and bracing for bowing walls
Basement and crawl-space walls face a different force. Saturated soil outside presses inward, and over the years a block or poured wall can crack horizontally and bow toward the room. This is a lateral problem, so the repair pushes back against the soil rather than lifting anything.
Wall anchors connect the leaning wall to a steel plate set in stable soil out in the yard, letting a crew tighten the wall back toward plumb over time. Carbon-fiber straps bond to the inside face of a wall that is cracked but has not moved far, holding it in place. Steel I-beams or braces anchored to the floor and framing stiffen a wall that needs reinforcement without excavation. Which one fits depends on how far the wall has moved and how much room there is to work around the outside.
Cracks and water are usually part of the picture
Many foundation problems arrive with cracks and moisture, so repairs often pair a structural fix with sealing. Polyurethane or epoxy crack injection fills and seals a cracked poured wall, and interior drainage or exterior waterproofing keeps groundwater from feeding the next round of movement. Keep the distinction clear, though: sealing a crack manages water, while piers and anchors address the structural movement. A wall that is actively bowing needs the structural repair, not just a watertight coat.
